Megan's Palm Beach Villa has been designed to give you a home away from home feeling. It is both comfortable and tastefully decorated with beautiful Honey Baltic pine and Malaysian wood furniture.

We have used Natural slate floors throughout, and to make your stay enjoyable the villa has:

• Colour TV, video, modern stereo and phone (free to use for local calls)
• To make the hot days and balmy evenings more comfortable we have installed 'evaporative air conditioning' and ceiling fans.
• The modern and open plan kitchen is fully fitted with the usual appliances including:
• Oven/hob ( hot plate), microwave and fridge freezer.
• In the laundry room you will find a washing machine and large sink for those washing chores!

The villa has a good size lounge with comfy sofas and colour T.V and video. The family room has a dining area and is open plan to the kitchen. This room is also furnished with sofa, modern stereo and has access to the small but private garden.

The ensuite master bedroom has a luxury queen size pine bed, matching pine furniture and built in wardrobe. The 2 single bedrooms are both furnished with pine beds and have built in wardrobes.

Megan’s Villa has covered parking with security lighting for 1 car. There is a 2nd parking space if required.

Villa Location

Megan's Palm Beach Villa is conveniently located within a private mews (cul de sac) only 2 minutes walk to the award winning Palm Beach at Rockingham just 40 minutes from Perth Western Australia. Lake Richmond is also close to the villa (4 minutes walk) and is ideal for a relaxing nature experience or for bird watching.

Point Peron is within a short walk or drive from the villa and offers fine views of the Shoalwater marine park and to Bird island. The coastline here is natural, beautifully rugged and the sunsets are truly breath taking.

Within 100 yards of Megan's Villa is a grocery store offering a good selection of food and a bottle shop for wine etc. The large Rockingham super market store is only 2 minutes drive from the Villa.

There is even a cheese cake shop close by! The main indoor shopping complex is within 10 minutes drive. Rockingham has a good selection of restaurants, all within a 15 minute walk of the Villa.

Features:

• Three bedrooms: Including master bedroom with queen size bed and 2 single bedrooms. The villa also has a sofa bed in the family room suitable for short stays.
  
• One bathroom: en suite to master bedroom with bath and separate shower, also accessible from hallway with separate toilet.
  
• Kitchen facilities: oven, hob, fridge-freezer, microwave, coffeemaker, kettle, toaster and cutlery/crockery.
  
• Laundry room: washing machine available along with plenty of linen and towels.
  
• Parking: private and covered for 2 cars.
  

Booking Terms And Rates

1st April to 30th September		1st October to 30th March
Aus$85 per day	(Aus$595 per week)	Aus$100 per day	(Aus$700 per week)

• Minimum booking: 3 days for above rates to apply
• Weekend bookings/2 day bookings: Aus$300.00
• Villa check in times: Between 2.00pm and 5.00pm
• Prices are based on 4 people sharing.

• Pets: sorry, no pets allowed except for guide dogs.
  
• Balance of Payment: to be paid in full 4 weeks prior to commencement of booking. If the balance is not received by the due date we reserve the right to cancel the booking: you may then forfeit the deposit paid.
  
• Payment options: major credit card, bank transfer, or Australian currency.
  
• Cancellation policy: all money will be refunded in full, less a management charge of 10% of total booking cost, if a minimum of 21 days notice is given in writing prior to commencement of the booking.
  
• Smoking policy: Please note that we have a strict No smoking policy inside the villa.
  
• Accommodation rates: Please note that rates are subject to change at any time.
